Contamination is a material planning consideration
The planning process places the assessment of land contamination as a material planning consideration. This means that any redevelopment, whether residential or commercial, will need to ensure that there is no unacceptable risk to future occupants, controlled waters (groundwater and surface water) and to the environment.
Local Planning Authorities require that redevelopments are made suitable for the intended use.
WD Environmental adopts a phased approach to the assessment of land in line with current UK guidelines (CLR-11 framework) comprising the following items.
- Phased (ESA) to characterise the soil, groundwater and gas regimes.
- Site Specific Risk Assessments (DQRAs)
- Formulation of a Remedial Strategy
- Verification of remedial works (RVR).
- Post remedial monitoring programme.
- Closure of programme and discharge of planning condition
WD Environmental will involve the regulatory authorities in the process, requesting their input during each of the phases of work. This will prevent any delays occurring in gaining discharge of the conditions of planning and will ensure that what is undertaken is appropriate for regulatory requirements. The documents will be required by NHBC, or such organisations, for the warrantees on the development and can be reassigned to the new owners.
Geotechnical Parameters for foundation design can be obtained to save money
WD Environmental can obtain the basic geotechnical information required for foundations desing at the same time as conducting the environmental assessment. This will save money in not having to remobilise the same sampling equipment twice.
